HOA DUES

• 2024 HOA DUES are due by January 31, 2024.   Information on the ClickPay Self-Service Resident Payment System and how to make payments will be available on the First Service Shadow Brook Connect Resident Portal, and on your 2024 Dues Statement that was mailed in December.  Future communication will be sent with your account numbers and online payment options. Residents not current on past dues will receive further information in regards to their balance.

PROPERTY MANAGER

• In response to both homeowner and board member feedback FirstService Residential has been contracted to provide property management services for Shadow Brook effective August 1, 2023.  We appreciate your patience as we transition to a new property management company. 

 
• On August 1, 2023, you will have access to homes association information available to you 24 hours a day, 7 days a week by phone through the Customer Care Center at (816) 414-5300 and press 0 and online through the Shadow Brook Resident Portal. The Resident Portal will be launched soon via email from FirstService Residential and has the following additional resident benefits.

ARC REVIEW REQUESTS

• Unless the matter is urgent, please wait until August 1, 2023 for submitting new requests.  Click on Board of Directors (left-column; login required) for contact information for urgent requests.

 If you replace your roof, you MUST obtain ARC Approval. The Regular ARC Form and the Roof Supplement is available under "documents". Failure to seek approval in advance could result in fines.

• NOTE: The ARC Committee (currently the board) has 30 days to review ARC requests for any home improvement.  If you do not receive acknowledgment that the request was received within 2 business days, it is your responsibility to follow up with the property manager.  Actual written approval of the ARC request can take up to 30 days depending on the nature of the request. Do not start any project until you you receive actual written approval to avoid fines and having to remedy non-approved projects.

We generally ask that all  residents' questions, comments or reporting of violations be directed first to our property manager.  The property manager will then communicate with board members for guidance. This allows for the most expeditious handling of issues as well as respecting the personal/professional commitments of board members.
